<p>No one knows if we have passed the bottom of the cycle. A surprising number of the sales in the third quarter were below $500,000. which was unheard of two years ago. One of the reasons is most of the sales were from sellers who needed to sell and excepted a offer much lower than they ever dreamed they would.</p>
<p>Another sign of the times is the startling increase in bank-owned property due to foreclosures and subsequent repossession. These deeply discounted properties are selling fast but are making it nearly impossible to sell a property at a reasonable price. When these properties sell and other distressed properties sell, then we should see some normalcy come back into the market. (whatever normal is).</p>

<p><strong>ANNA MARIA ISLAND PROPERTY SALES UP 37% IN THE FIRST HALF OF 2007.</strong></p>
<p>The real estate market on our paradise island continues to buck the trend of the state and most of the nation. Buyers were active in the first half of 2007 compared to the same period last year.</p>
<p>Anna Maria Island Property Sales Report revealed a total of 119 properties were sold in the first six months of this year. January through June 2006 saw only 87 sales. This represents a 37% increase. The table below breaks down the data from the local Multiple Listing Service. This does not include building lots and commercial sales, thus the discrepancy in the total:</p>

<p>Single family residences: 66 sales averaging $630,000.<br />
Condominiums: 40 sales averaging $540,000.<br />
Duplexes and triplexes: 8 sales averaging $583,000.</p>

<p>Other positive factors:</p>
<p>Interest rates are fluctuating but are still near historic lows and lenders in the area are offering very attractive programs.</p>
<p>Sellers are negotiating more than ever, excepting better terms and offering more incentives than ever before.</p>
<p>There continues to be brisk activity with 32 current pending sales averaging $583,000 (list price). This does not include all the properties that are part of the amazing plan for Pine Avenue in Anna Maria. This proposal in itself is sending a clear message that it is time to buy!</p>
<p>Tourism is up which means rental income potential makes deals more attractive.</p>
<p>Property taxes will be less this year due to recent legislation and may be even lower if a referendum on the January 29, 2008 ballot passes. The savings will be mostly for those buyers planning to make the property their primary home.</p>
<p>There are so many choices of properties on the market that if buyers are serious about shopping they will likely find just what they want at a price they can afford.</p>
<p>Homes under construction on Anna Maria Island are near record levels. These developers and their lenders are not spooked by the negative reports. You have to wonder what they know that others do not know about where the housing market is heading.</p>
<p>Overall, most experts believe we have passed the low point in the market cycle and smart buyers are jumping in and finding that great deal.</p>

<p>Just eight homes were sold in September 2006 versus 19 in the same month in 2005.  The average sale price in 2006, when three properties sold for over $1 million, was $824,375. versus $729975. in September 2005.  Days on the market for the eight single family homes sold in September &#8216;06 averaged 219 versus 57 in September &#8216;05.</p>
<p>There were also four condominium sales in September &#8216;06, at an average sales price of $825,000.  In September 2005, comparable figures showed nine condos sold at an average sale price of $541,644. Days on the market for the four units sold in September 2006 averaged 114 versus 50 in September &#8216;05.</p>
<p>There was one lot sale, after 64 days on the market, but no duplex or commercial sales this past September.  In contrast, September &#8216;05 saw three duplex and triplex sales at an average price of $665,667.</p>

<p>Although more single family residences were sold in October 2006 (nine) than in September 2005 (eight), the market remained sluggish, with just two condos and one duplex sold in that month.  Ironically, there were the same number of closings in October as in September, 13.</p>
<p>Average sales price of a single family residence sold in October &#8216;06 was $702,060, with the average home on the market for 107 days.  REDO AVERAGE BASED ON 9 HOMES</p>
<p>Average sales price of the two condominiums sold in October &#8216;06 was $494,500, versus an average sale price of $528,931. For the 23 condos sold in October &#8216;05, the average sale price was $528,931.</p>
<p>The one duplex that changed hands in October &#8216;06 went for $375,000.<br />

<p>November was the low point for real estate sales on Anna Maria island, with just one single family residence sold that month, along with two condos, one duplex and one commercial property.</p>
<p>In contrast, eight single family residences were sold in November &#8216;05 at an average sale price of $759,375.  There were also 12 condominium sales at an average price of $504,614. And two duplex and triplex sales, with an average price of $785,000.</p>

<p>Although no duplexes, lots or commercial properties were sold in December 2006, eight single family residences and two condominiums did change hands.  All of the inventory that moved was at the lower end of the spectrum price-wise: average single family residence sale price was $485,688 and average condo sale price was $360,950.</p>
<p>In contrast, December &#8216;05 saw seven single family residential sales at an average price of $735,775.  That same month, there were 12 condominium sales at an average sale price of $450,500 and one duplex/triplex sale, $746,500.  Two lots also changed hands in December &#8216;05, with an average sale price of $651,944.<br />

<p>The MLS data used in these quick facts does not include additional sales recorded by the Manatee County Property Appraiser’s Office, which brings the grand total of dollars spent for real estate on in July and August to $31,737,500.</p>
<p><strong>POSITIVE SIGNS</strong></p>
<p>The average 30-year fixed rate mortgage rate nationally reported by Freddie Mac this week was at 6.4%. The rate has been dropping gradually since July and equals the March 2006 level. The Southeast region is the lowest in the country at 6.31% this week.No hurricane issues as of yet for 2006.</p>
<p>Red tide was non-existent on Anna Maria Island until a few weeks ago and is not a major problem so far.</p>
<p>The reports from island rental agencies indicate the strongest July occupancy rates on record and the winter 2007 season is also expected to be one of the best ever based on advance reservations.</p>
<p>Gasoline prices dropped to less that $2.50 per gallon.</p>
<p>The annual influx of affluent winter residents starting in October will find a large number of real estate bargains not seen in a long time. The early bird dream deals should stimulate the market but no one should expect the level of sales and appreciation we experienced in 2004 and 2005. There will always be a demand for reasonably priced island property and contrary to what the pundits are crying there are many buyers ready to make their move when the time is right.</p>
<p><strong>SALES IN JULY &#038; AUGUST &#8216;06 SIMILAR, DOWN FROM 2005 FOR SAME PERIOD</strong></p>
<p>AMIPSR just posted a very informative article from the Sarasota Herald Tribune. Go to our main page <a target="_blank" href="http://www.ampsr.com">www.ampsr.com</a> and find the story under &#8220;Market-at-Glance&#8221;</p>
<p>Single family residence sales on Anna Maria Island were the same in August &#8216;06 as they were in July &#8216;06, with six properties changing hands in each of those two months.</p>
<p>In August &#8216;06, the six SFRs sold had an average listing price of $1,110,817.  The average sales price was $963,333. ($438./square foot).  Leading the pack in August was the property at 625 Ivanhoe Lane, Holmes Beach, which sold for $2.2 million</p>
<p>In contrast, 17 single family residences sold in August &#8216;05, with the average sale price $880,397.</p>
<p>Six single family residences were sold in July 2006, at an average price of $1,007,333 ($401./ square foot).  Three of the six SFRs that sold went for well over $1 million, including 537 69th St., Holmes Beach, at $1,670,000; 240 Willow, Anna Maria, $1,325,000.; and 2216 North Gulf Drive, Bradenton Beach, $1,250,000.</p>
<p>Single family residence sales activity was virtually the same in July &#8216;06 as it was in June &#8216;06, when six properties fetched a total of $6,140,000.  But both summer months this year were a far cry from July 2005, when the single family residence market generated sales of $13,346,900.</p>
<p>Seven condominiums sold in August &#8216;06, one more than in July &#8216;06.  Only one topped the million dollar mark in sales (7316 Gulf Drive #8, Holmes Beach, $1,355,000), with the average sales price $697,000.</p>
<p>In comparison, 13 condos were sold in August &#8216;05, at an average price of $900,842.  Last year&#8217;s sales were impacted by four sales between $1.4 million and $1.9 million.</p>
<p>Six condominiums sold in July &#8216;06, including two $1+ million properties and four others that ranged in price from $300,000 to $429,000.  Total value of the six condos sold this July was $3,891,000, a far cry from last July&#8217;s condo sales total of $15,357,500.</p>

<p><strong>BLUE DOLPHIN INN PERSONIFIES THE RESORT CONDOMINIUM CONCEPT</strong></p>
<p>The Blue Dolphin Inn in Anna Maria personifies a fast growing concept in real estate, the resort condominium or what is called in most markets, Condo Hotels. <p>SARASOTA &#8212; Think rising interest rates, cooling condo sales and higher construction costs equal a dismal local real estate market?</p>
<p>Not necessarily.</p>
<p><a id="more-42"></a></p>
<p>Though agents and developers have grown accustomed to the frenetic pace of sales since 2002, the present slower rate of multifamily transactions in Southwest Florida may actually be healthy, according to local and national experts.</p>
<p>Primarily, that&#8217;s because a cooling market enhances affordability and leads to a greater pool of potential buyers.</p>
<p>&#8220;If real estate as an asset class grows faster than income, it means there are fewer people that can become home owners,&#8221; said Jay Gouline, a real estate investor and professor at the Johns Hopkins University Edward St. John Department of Real Estate, in Baltimore.</p>
<p>Even local industry insiders &#8212; whose income is tied to the flow and not the ebb of the market &#8212; agree that Southwest Florida&#8217;s rolling boil of a real estate market had to slow to a simmer for sustained health.</p>
<p>From 2002 to 2005, a majority of condominium units through Sarasota and Manatee counties experienced double-digit growth in appreciation, according to property appraiser valuations and sales data.</p>
<p>The result, many contend, was an overheated market that had begun pricing out a large chunk of the buying public.</p>
<p>&#8220;It had to stop,&#8221; Michael Saunders, president and founder of the region&#8217;s largest and most prominent real estate brokerage firm, said of the current state of the market.</p>
<p>&#8220;History is repeating itself. This is not a new market. Warren Buffett and Bill Gates couldn&#8217;t afford it here if we had 30 percent increases each and every year.&#8221;</p>
<p>National forecasters agree.</p>

<p>Like Gouline, Moody\'sEconomy.com worried the hike in appreciation was beginning to negatively impact the local real estate industry.</p>

<p>The reasons for the uptick -- and subsequent slowing -- are multifold.</p>
<p>Beginning in 2002, income growth, combined with low interest rates and a demographic bulge, boosted real estate markets nationwide.</p>
<p>&amp;amp;amp;amp;amp;amp;amp;amp;amp;amp;amp;amp;amp;quot;In the past few years, all three of those dynamics lined up\n to push in the same direction,&amp;amp;amp;amp;amp;amp;amp;amp;amp;amp;amp;amp;amp;quot; Gouline said.</p>
<p>Starting in early 2005, though, Federal Reserve interest rate hikes to curb inflation, combined with oversupply, a lack of buyers and rising prices, cut into sales. The phenomenon has heightened throughout this year, experts say.</p>

			<content:encoded><![CDATA[<p><strong>FEWER SALES, HIGHER SELLING PRICES CHARACTERIZE JUNE &#8216;06 ANNA MARIA ISLAND PROPERTY SALES</strong></p>
<p>On a positive note, the number of active real estate listings on Anna Maria Island in June 2006 was down from May &#8216;06, with 684 properties on the market, including 256 single family residences, 317 condos, 70 duplexes/triplexes and 41 lots. There were 747 properties on the market on Anna Maria Island on May 11, 2006.</p>
<p>Also, there were 114 new island listings posted on the Multiple Listing Service in June &#8216;06 which is the lowest number for any month this year. A significant number of these new listings were not new at all but was a result of sellers changing agencies.</p>
<p><a id="more-38"></a></p>
<p>At press time, there also were 42 pending sales (21 SFRs, 17 condos, two duplexes, two commercial properties) with a total value of $39,855,499. In May &#8216;06 there were 35 pending sales valued at $36,101.299.</p>
<p>A total of 162 listings have expired or been withdrawn from the market since June 1 &#8216;06, including 72 SFRs, 59 condos, 24 duplexes/triplexes, one commercial properties and six lots. Inventory reductions, especially properties that were overpriced and not sellable is good news for the sellers still in the market.</p>
<p>Encouraging news for sellers is the fact the final sales prices for properties sold in June, 06 calculated to an average of 94.34% of asking prices. Properties on the market over 120 days closed for an average of 88.84% of asking price.</p>
<p>The June figures reflect a downturn from May &#8216;06, when AMIPSR reported that ten single family residences were sold at an average price of $744,400 ($449./square foot). Condominium sales also rebounded in May &#8216;06, from just one in April &#8216;06 to seven in May &#8216;06, when the average sale price was $592,496. ($570./square foot). There were also two duplex sales, with the average price $788,800. ($456./square foot).</p>
<p>In the single family residence category, there were just six sales this June versus 27 in June &#8216;05 and ten in May &#8216;06. There was some good news, however, in the price of a single family residence sold this June&#8211;$1,023,333. ($525./square foot) versus the price of a SFR sold in June &#8216;05 ($764,976.) and June &#8216;04 ($760,757.) The June figure is also way up from the $744,000 ($449/sq. ft.) average sale price reported for May &#8216;06.</p>
<p>Although just six properties sold this June, one went for $2.0 million (108 South 13th St., Bradenton Beach) and another for $1.4 million (621 Key Royale Drive, Holmes Beach). Three of the four other properties sold for three quarters of a million dollars or more with just one sale at a lower level, $325,000.</p>
<p>Four condos were sold in June 2006 versus 19 in June &#8216;05 and seven in May &#8216;06. The average sales price was $788,000 this June, highlighted by a $1.9 million sale at 106 36th St., Holmes Beach for which Barry Gould was the selling agent. The other three sales averaged $417,333. Despite fewer sales, the average condo sales price this June was $788,000 versus $644,237. (June 2005) and $417,731 (June 2004). The average sale price of a condo sold in June &#8216;06 was also higher than the May &#8216;06 average of $592,496 ($570/square foot).</p>
<p>One duplex was sold in June &#8216;06 compared with six in June &#8216;05 and five in June &#8216;04. This year&#8217;s duplex sale fetched $654,000, higher than the $579,000 average sales price in June &#8216;04 but way below the average sales price of $939,670 last June, when two duplexes sold for over $1 million and also below the $788,800 ($456./square foot) average reported for the two duplexes that sold in May &#8216;06.</p>
<p>There were no commercial or lot sales in June &#8216;06, following no sales in either category in May &#8216;06.</p>
<p>The number of sales across the categories covered by AMIPSR was down dramatically in both June &#8216;06, second quarter &#8216;06 and the first six months of &#8216;06 compared with the same periods last year.</p>
<p><strong>First Six Months Sales Way Down In &#8216;06 From &#8216;05 But Still The Third Best In History!</strong></p>
<p>While there appeared to be a rebound in sales in May &#8216;06 (AMIPSR #23), sales for the first half and the second quarter of this year were down in all categories in terms of number of sales.</p>
<p>For the first half of 2006, 42 single family residences were sold this year versus 117 last year. The average sales price this year was up dramatically, however, from $746,856 last year to $1,025,321 this year.</p>
<p>Also for the first half of this year, the number of condo sales plummeted to 26 from 116 in last year&#8217;s first half. Again, the average sales price was higher&#8211;$646,996 this year versus $570,057 a year ago.</p>
<p>A dozen duplexes were sold in the first six months of 2006 versus 33 last year. The average sales price was $688,457 this year compared with $732,167 in the first half of 2005.</p>
<p>Three lots were sold in the first half of &#8216;06 versus 12 in the comparable period of &#8216;05. Average sales price was up dramatically this year, to $1,113,717 versus $665,750 as year ago.</p>
<p>There were two commercial sales in the first half of &#8216;06 (average $80,000) compared with seven in the first half of &#8216;05 ($2,118,557).</p>
<p>Stepping back and looking at the big picture, the first half sales figures from the MLS for 2006 is the third best ever on Anna Maria Island in terms of the gross sales dollars.</p>
<p>Best first half:  2005 - $200,489,205.<br />
Second best first half:  2004 - $116,947,349.<br />
<strong><u>Third best first half: 2006 - $71,990,875</u></strong>.<br />
Fourth best first half: 2003 - $65,682,950</p>
<p><strong>Second Quarter Sales Down In Number, Up In Price</strong></p>
<p>Sales for the second quarter exhibited the same pattern as for the first half, with fewer sales and higher prices in most categories.</p>
<p>There were 21 single family residence sales in second quarter &#8216;06, when the average sales price was $1,140,429. In the year earlier second quarter, 69 single family residence sales were reported at an average sales price of $756,359.</p>
<p>The average price of a condo sold in second quarter &#8216;06 followed the same pattern, with 12 condo sales averaging $645,700. In second quarter &#8216;05, 63 condo sales averaged $613.978.</p>
<p>Five duplexes were sold in second quarter &#8216;06 at an average sales price of $725,370. In second quarter &#8216;05, 24 duplexes were sold at the higher average sales price of $792,853.</p>
<p>There were no commercial sales in second quarter &#8216;06 compared with five commercial sales in the second quarter of &#8216;05, when the average sale price was $2,210,980.</p>
<p>One lot sold in second quarter &#8216;06 ($1,875,000) versus eight last year ($772,375 average).</p>

			<content:encoded><![CDATA[<p><strong>ANNA MARIA ISLAND REAL ESTATE SALES UP IN MAY &#8216;06 COMPARED WITH APRIL, &#8216;06; STILL WAY BELOW MAY, 05.</strong></p>
<p>Real estate sales are rebounding on Anna Maria Island, based on sales activity reported by the Multiple Listing Service (MLS) in May 2006, when ten single family residences were sold at an average price of $744,400 ($449./square foot). This is up from six sales in April &#8216;06.</p>
<p>In addition, condominium sales rebounded, from just one in April &#8216;06 to seven in May &#8216;06, when the average sale price was $592,496. ($570./square foot).</p>
<p>There were also two duplex sales in May, 06, with the average price $788,800. ($456./square foot) compared to one duplex sale for $545,000 in April, 06.</p>
<p><a id="more-37"></a>No lots or commercial sales were reported in either April, 06 or May 2006. The small numbers do not truly reflect any trends in terms of sale prices or prices per square foot. The next issue of AMIPSR will analyze the entire second quarter with comparisons to the second quarter of previous years, which will reveal a more accurate picture.</p>
<p>While these figures represent improved sales in the short term, the May &#8216;06 island figures are way off from those reported in May &#8216;05. In that month, 24 single family residences were sold at a slightly higher average price of $766,604. ($487./square foot). In addition, May &#8216;05 saw 23 condominium sales on Anna Maria Island, at a lower average sales price than May &#8216;06&#8211; $547,748. (464./square foot). There were eight duplex sales in May &#8216;05; the average sales price was also higher, $837,750./$391./square foot). Five lots changed hands in May &#8216;05, at an average sales price of $958,000. There were no commercial sales last May.</p>
<p>Still, available inventory continues to rise, from 714 properties on May 11 &#8216;06 to 747 on June 11 &#8216;06. As of that date, there were 293 active residential listings, 306 condominium listings, 82 duplex/triplex listings, 43 lots and 23 commercial properties on the market.</p>
<p>Another positive sign is the 35 pending sales as of June 11 &#8216;06, on Anna Maria Island. The breakdown includes 17 single family residences (average price: $1,026,171.); 12 condominiums (average price: $927,667.); four duplexes/triplexes (average price $1,081.0100.); and two commercial properties (average price $1,600,000.). Those 35 properties have a total price of $36,101.299.</p>

A large number of the transactions in the P.A.O. data base were not true property sales. A large number were paper transfers for $1.00 and the actual sales took many weeks to get posted. <p>The number of sales on the island in May is very encouraging. No one will dispute the appeal of Anna Maria. There will always be a demand for property here. The normalization of the market after the insanity of the last two years should eventually give buyers a comfort level not felt in quite a while.</p>
<h2>RESORT CONDOMINIUMS ON ANNA MARIA ISLAND: GOOD OR BAD?</h2>
<p>Private unit ownership in operating hotels, motels and/or resorts is becoming quite popular in vacation areas. Luxury hotels in popular destinations like Sarasota are designating a portion of the units for private sales with great success. Greater Miami and the Orlando area are finding more success in &#8220;CONDOTELS&#8221; than other property categories.</p>
<p>On Anna Maria Island, long-operating lodging establishments have found a way to maintain &#8220;business as usual&#8221; and not change the outward appearance of the resort and keep the flavor of the neighborhoods intact by offering individuals an opportunity to buy in. This change in the FORM of ownership will help to AMI maintain a healthy number of short-term vacation rentals that some feel is the life blood of our local economy. Buyers are fulfilling their dream of owning a part-time home to occupy and enjoy with their family and friends while rental income helps pay the expenses.</p>
<p>Most of us have come to the realization the real estate market is different than is was a year ago. Reasonable priced properties were drawing multiple offers driving prices into the stratosphere. Welcome back to e
