ACTIVE LISTINGS ON ANNA MARIA ISLAND TOP 600

The number of active property listings on Anna Maria Island continued to increase in January, going from 431 at the start of ‘06 to 632 as of Feb. 13 ‘06.

The current list comprises 250 single family residences, up from the 167 reported in the January ‘06 issue of AMIPSR.

There are also 254 condominium listings, up from 174 last month.

A total of 78 duplexes and triplexes are currently on the market versus 57 last month.

The number of lots on the market more than doubled in the last month, going from 15 then to 31 currently.

The only category that did not show a big increase in listings was commercial property, with 19 currently on the market versus 18 last month.

The average listing price of a single family residence currently on the market is virtually the same as a year ago, $1,115,111. versus $1,131, 996.00 a year ago.

Average condominium listing price currently is $799,575., lower than the $819,339. average listing price last month.

Average duplex listing price is in the same ballpark as last month, $1,002,602. now versus $1,060,380.00 in January ‘06.

Average listing price of a lot this month is $1,039,990., higher than last month’s average $947,273.

Average listing price of the commercial properties currently on the market is $2,791,784, but that figure is skewed by the inclusion of a listing price of $23 million for the property at 800 North Gulf Drive in Bradenton Beach. (This phenomenon was also noted in the January ‘06 issue of AMIPSR.) The average listing price is, however, up over the average figure reported last month, $2,659,848.

13 PENDING SALES SINCE THE FIRST OF JANUARY

January is starting off significantly slower than January, 2005 but there is new activity in the island market. So far this year, nine single family residences, three condominiums and one building lot went under contract. Interestingly, seven of the 13 contracts had a listing price of well over a million dollars and one single family home was listed at $2,495,000. The highest listing price for a condo now under contract was $1,990,000.

18 PROPERTIES SOLD IN JANUARY 2006

A total of 18 properties on Anna Maria Island were sold in January 2006, including ten single family residences, three condos and five duplexes.

Of this number of properties, one third (six) were sold by the team of Barry Gould and Ted Schlegel of Island Vacation Properties.
