While national news stories talk about a slowdown in real estate sales, the slowdown does not appear to have affected Anna Maria Island–yet.

Inventory of active listings is, however, way up over last year at this time, with 328 properties currently on the market on Anna Maria Island versus 200 a year ago.

While September 2004 sales on AMI were down in all categories, a victim of hurricanes Frances, Ivan and Jeanne, sales were up in all categories this September.

* The average sales price for the 14 single family residences sold this September was $791,059., versus $539,752. in September ‘04. Total dollar value of homes sold this September was $11.5 million, more than double the $5.4 million in sales generated last September and way above the $7.1 million sales figure for September 2003.

* The average sales price for the nine condos sold this year was $562,400. versus $343,000. in September ‘04, with the total value of condominium sales on AMI in September 2005 $4.9 million, more than double the $2.3 million in condo sales reported in September ‘04.

* The average sale price for the three duplexes sold in September ‘05 was $665,667. versus an average of $591,000. for the six duplexes sold in September ‘04.

* There were no commercial sales in September ‘05 or in September ‘04.

* One lot was sold in September ‘05, with 2509 Avenue C, Bradenton Beach, going for $429,000. In September ‘04, the sale of the lot at 416 Spring Ave., Anna Maria, generated $285,000.

Third Quarter ‘05 Sales Up

The average price of the 51 single family residences sold on Anna Maria Island in third quarter 2005 was $810,993. versus $627,983. for the 58 single family residences sold in third quarter 2004.

The average price of the 45 condominiums sold in third quarter 2005 was $696,672. versus $385,639. for the 28 condos sold in third quarter 2004.

The average price of the 18 duplexes sold in third quarter 2005–$680,161.–did not show as large an increase as single family residences and condos: the year earlier third quarter average price for a duplex was $632,273.

One lot was sold in third quarter 2005 for $429,900. In the year earlier third quarter, three lots changed hands with the average sale price $390,000.

Both third quarter ‘05 and third quarter ‘04 saw three commercial sales, with the average price this year $1,661,667. versus an average of $746,667. last year. This year’s average was much higher because it included the sale of the Siam Garden Resort, 512 Spring Ave., Anna Maria, for $4,120,000.

Sales Pending On 57 Properties

Sales are pending on 57 properties on Anna Maria Island.

The list includes 18 single family residences, with an average listing price of $790,483.

There are also 31 condominiums, with an average listing price of $620,890. ($608.30 per square foot).

Sales are pending on four duplexes, with an average listing price of $923,215. ($382.64 per square foot).

There are three lots on which sales are pending, with the average listing price here $731,667. and the average days on the market just nine.

One commercial sale is pending, 509-A & B Pine Ave., Anna Maria, at $799,900. ($685.43 per square foot).

Inventory Way Up Over Last Year

The inventory of property for sale on Anna Maria Island is way up over last year at this time, when 200 properties (78 single family residences, 90 condos, 24 duplexes, eight commercial properties) were on the market. Currently, 328 properties are on the market, including 125 single family residences, 135 condos, 41 duplexes, seven lots and 20 commercial properties.
