Spared any major hurricane activity in August 2005, real estate sales made impressive gains over August 2004, when Hurricane Charley made landfall in Southwest Florida on August 13.

At the same time, the number of active listings in August ‘05 was way up, to 279, 110 more than in August ‘04. This August’s list included 102 single family residences, up from 73 a year earlier; 124 condos, up from 77 in August ‘04; 28 duplexes, up from 19 a year ago August; six lots and 19 commercial properties.

The category which showed the most increase in dollars was condominiums, which went from an average sales price of $310,700. in August ‘04, when seven condos were sold, to $852,995. in August ‘05, when 12 condos changed hands. Top sellers in the August ‘05 market were 6400 Gulf Drive #1, Holmes Beach, $1.9 million; 7314 Gulf Drive #7, Holmes Beach, $1.5 million; and 7300 Gulf Drive #4, Holmes Beach, $1.4 million.

The total value of the 17 condos sold in August ‘05 was $10,235,940., five times the amount of August ‘04 condo sales of $2,179,000. and almost three times as high as the total for condos sold in August ‘03, $3,567,000.

August ‘05 single family residential sales were also buoyant, with the average sales price $880,397. By contrast, the average price of a single family residence in August ‘04 was $696,200.

The increase in the number of single family residential sales coupled with higher prices pushed the total volume for SFRs to $14.96 million in August ‘05, up from $9.5 million in the year earlier August.

The same pattern was true for two other categories this August, with the average sale price of a duplex rising to $656,944. from $574,330. and the one commercial sale recorded this August coming in at $750,000., way above the $540,000. paid for one commercial property in August 2004.

The number of properties sold was up in both the single family residence category, 17 this August versus 15 in August ‘04, and in the condominium category, 12 this August versus seven last August. Duplex sales were the same in August ‘05 as in August ‘04, nine, and there was one commercial sale in each of the last two Augusts.

One commercial property was sold in August ‘05.

No lots were sold in August ‘05.

35 Active Listings Have Price Tags Over $1 Million

Of the 102 active single family residential listings on Sept. 15, 2005, 35 had price tags higher than $1 million, which means that just over one third of the active SFR listings were priced at $1 million or more. The most expensive listings were at 518 58th St., Holmes Beach ($3.5 million) and 753 North Shore Drive, Anna Maria ($3,350,000.).

Of the 124 condo listings in August, 31, or nearly one quarter, 31 (25%) had asking prices in excess of $1 million. Of that group, seven were listed for between $2 million and $3 million.

Seven of the 28 duplexes listed for sale in August ‘05,, again 25% of the available inventory, had asking prices of over $1 million. Besides those between $1 and $1.9 million, one was offered at $2 million (111 36th St., Holmes Beach), another at $3.0 million (218 52nd St. #9, Holmes Beach) and another at $3.2 million (403 South Gulf Drive, Bradenton Beach).

More than half of the 19 commercial property listings were at $1 million or more with two between $2 and $3 million, two between $3 and $4 million, one at $4.9 million and one at $25 million (800 North Gulf Drive, Bradenton Beach).

Lots are also in the $2 million range: of the six listings, three were under $1 million, one was $1.85 million, another was $2 million and the most expensive was $2.2 million (2808 Avenue E, Holmes Beach).
