The sale of condominiums was the hot story in Anna Maria Island real estate in July, as was the total value of property sold:$36,373,300.

Condos led the way, generating $15,357,500 in sales.

Single family residences were second, $13,346,900.

Duplexes were third, $3,548,900.a

One major commercial sale–the Siam Garden resort–added another $4,120,000 to the equation.

In comparison, total sales in July 2004 were $22,644,000, a figure that doubled the $12,199,000. sales figure for July 2003.

While overall sales this July did not double last July’s total, the figure is triple the sales reported for July 2003.

Condos Were A Hot Commodity In July ‘05

Of the 22 condominiums that were sold on Anna Maria Island in July 2005, seven were sold for the asking price, 12 sold for less than the asking price and three were sold for more than the asking price.

Not only did the overall sales picture improve, the number of condo sales that closed in June ‘05 almost tripled the number in July ‘04 and July ‘03, when there were only eight closings each July. The total value of condos sold in July ‘05 was $15,357,500.

Of the group that listed and sold for the same price in July 2005, three were at La Casa Costiera, 7300 Gulf Drive, Holmes Beach and one at L’Plage, 6402 Gulf Drive, Holmes Beach.

* The most expensive unit there, #5, was listed at and sold for $1,740,000.

* Unit #3 at 7300 Gulf Drive was listed at and sold for $1,560,000.

* Unit #2 at 6402 Gulf Drive listed at and sold for $1,545,000.

* Unit #5 at 7300 Gulf Drive was listed at and sold for $1,500,000.

The other condos whose sale price matched the asking price went for $429,000, $339,000 and $329,999.

The sale of the four beachfront condos in July further diminishes the inventory of such units. Currently, three units remain at La Casa Costiera; two at L’Plage; and two at Palm Gables.

Another 12 condos fetched less than their asking price. Total asking price of these 12 units equaled $6,803,400 million; total sales for the dozen units came to $6,458,500. Actual sales for the 12 condos thus came in 4.6% lower than asking price.

Average listing price of a condo on Anna Maria Island in July ‘05 was $709,290.91 ($557.23 per square foot). The average sale price was $698,068. ($545.56 per square foot) versus $543,000 in July 2004, an increase of 28.5%.

Single Family Residence Sales

Eighteen single family residences sold in July ‘05, with the average sale price $741,494. Average listing price was $773,289. Total value of the single family residences sold last month was $13,346,900.

In comparison, the 22 single family residences sold in July ‘04 generated a total of $14,354,000. While four more homes were sold, the average sale price of $652,455. was lower than this year’s July figure.

In July 2003, the sale of 13 Anna Maria Island residences totaled $7,421,000, with the average sale price $570,846.

Five duplexes were sold in July ‘05, with the average listing price $719,580. and the average sale price $709,780. Total dollar value of these sales was $3,548,900.

Siam Garden Resort Sold for $4,120,000

There was one major commercial sale on Anna Maria Island in July ‘05, the Siam Garden resort at 512 Spring Ave., Anna Maria. Sale price was $4,120,000. The private suites are now on the market for individual investors. There is a description of the Siam Gardens units for sale elsewhere in this newsletter.

There were no commercial sales on Anna Maria Island in July ‘04.

No Lots Sold In July ‘05

No lots were sold in July ‘05.

Active Listings Continue To Rise

With the market as buoyant as it is, it is no surprise that the number of active listings on Anna Maria Island continues to rise.

There are currently 241 active listings on Anna Maria Island, including 81 single family residences, 110 condos, 26 duplexes, seven lots and 17 commercial properties.

A year ago–July 2004–there were 170 active listings, including 73 single family homes, 73 condominiums and 24 duplexes.

There are 67 current pending sales, including 30 single family residences, 30 condos, six duplexes and one lot.
