Anna Maria Island Property Sales Report July 2005
It was indeed a merry month of June for those involved in real estate sales on Anna Maria Island. There was special buoyancy in the duplex and triplex category, where sales almost doubled over June ‘04, up from $2,899,500 a year ago to $5,639,000 this June. The number of properties sold was similar–five last year versus six this year–but the average sales price rose from $579,000. to $939,670. Two of the properties sold in June ‘05 fetched more than $1 million, including
2812 Avenue E, Holmes Beach ($1,749,000.) and 101 North 25th St., Bradenton Beach ($1,400,000.)
Sales of single family residences went through the roof in June compared with year earlier figures. The total value of the 25 listings sold from June 1-30 ‘05 was $19.1 million compared with a total value of $11.8 million for the 21 single family residences sold in June ‘04. Average sales price in June ‘05 was $764,976. compared with an average sales price of $760,757. in June ‘04.
Highest residential sale in June ‘04 was at 408 South Bay Blvd., which brought in $1,125,000. This June, the highest sales price for a single family residence was $2,200,000. for 104 Park Ave., Anna Maria. A total of five properties sold for more than $1 million in June ‘05.
The total value of condominiums sold in June 2005 was $12.1 million (19 sales) versus $8,094,500. in June 2004. The average sales price this June was $644,237. versus $417,731. in June ‘04. The June ‘05 condo sales figure is even more impressive when compared to June ‘03, in that it more than doubled total condo sales of $3,871,900. in the June ‘03 period.
There were no commercial sales in June ‘05. A year earlier, three commercial sales generated $5,790,00. in revenue with an average sales price of $1,930,000.
One lot was sold in June ‘04 at a price of $324,000. In June ‘05, one lot was sold at a price of $3565,000.
First Half 2005 Vs. First Half 2004The first half of 2005 saw fewer single family residences sold (92 versus 114 in the first half of 2004) but at a higher price. The average in the first half of 2005 was $748,704. versus $573,804. in the year earlier first half.
A total of 107 condos were sold in the first half of 2005, with the average sales price $731,141. In the first half of 2004, 87 condo listings went for an average price of $566,334.
Of the 32 duplex listings sold in the first half of ‘05. average sales price was $731,140.63. A year earlier, 30 duplexes sold in the first half of the year fetched an average sales price of $443,000. There is a developing $1 million+ market for duplexes, with four of the properties sold this year fetching more than $1 million ($1.046,500.; $1,749,000.; $1,400,000.; $1,615,000.)
A total of 30 duplexes were sold in the first half of 2005, with the average sale s price $443,000. One of the properties sold (515 42nd St., Holmes Beach) went for $1.1 million.
There were six commercial sales on Anna Maria Island in the first half of ‘05, with the average sales price $1,888,317. versus $1,762,600. in the first half of ‘05.
Twelve lots sold on Anna Maria Island in the first six months of 2005, with the average sales price $665,750. versus an average of $437,042. in the first half of 2004.
Second Quarter ‘05 Vs. Second Quarter ‘04The price of single family residences rose dramatically in second quarter 2005, when the average sales price for the 66 SFRs sold was $759,982. A year earlier, 61 single family residences sold had an average price of $584,607.
In second quarter 2005, 56 condos were sold on Anna Maria Island, same number as in the comparable period in 2004. This year’s sales average $613,137.50 versus $461,988. in the year earlier second quarter.
Sales of duplexes exploded in second quarter 2005, when 23 units were sold at an average sale price of $793,783. That is more than double the average sales price generated from 20 duplexes sold on Anna Maria Island in second quarter ‘04, when the average sales price was $377,900.
There were four commercial sales on Anna Maria Island in the second quarter of 2005, bringing in a total of $7,054,900. , A year earlier three commercial sales accounted for $5,790,000. in revenue. Because fewer properties sold in the second quarter of ‘05, the average sales price ($1,763,725.) was lower than in second quarter ‘04 ($$1,930,000.).
Eight lots were sold on Anna Maria Island in second quarter 2005, with the average sales price $968,300. In the year earlier second quarter, five lots were sold at an average price of $377,900.
Pending Sales
There were 31 pending single family residential sales when AMIPSR went to press, with prices topping out at $1.5 million.
In addition, there were 39 pending condo sales, with the highest price unit at 7300 Gulf Drive #5, Holmes Beach ($1,740,000.)
Eleven duplex sales are pending, one of which (3707 Gulf Drive, Holmes Beach) is on the market for $1,799,900.
One commercial sale is pending–2201 North Gulf drive, Bradenton Beach)– at $3,550,000.
Active Listings
At the beginning of July ‘05, there were 80 active listings on Anna Maria Island versus 100 active listings at the start of July ‘05. Average current listing price is $1,067,108.500 ($564.15 per square foot) versus $1,031,799. ($671.71 per square foot) last year.
While the number of SFRs is lower this year, the number of residences with an asking price of $1 million or more still represents more than one-third of current inventory. In the $1+ million market, prices currently range from $1,150,000. to $2,995,000.
A year ago, 30 of the 100 active listings were priced at $1 million or higher, less than one-third of the inventory at that time. At that point in time, $1.1 million was at the low end of the $1+ million range (5808 Gulf Drive #109, Water’s Edge, Holmes Beach and 110 South 7th St. #1, Bradenton Beach) with $3.0 million the highest (218 52nd St. #9, Holmes Beach).
SIAM GARDEN RESORT SALE CLOSES; UNITS WILL BE PRIVATIZED AND RE-SOLD.
On Friday, July 15th, Siam Retreat Partners, LLC became the new owners of Siam Garden Resort at 512 Spring Avenue in Anna Maria. The final purchase price was $4,120,000. The managing partner, Benton Benalcazar has contracted with Island Vacation Properties to manage the upscale resort as it has been by the sellers, Kent and Pa Davis. Barry Gould and Ted Schlegel of Island Vacation Properties were the listing and selling agents in the transaction.
Siam Garden Resort is the latest addition to the growing list of resorts licensed for short-term stays on Anna Maria Island managed by IVP. Other include Anna Maria Island Beach Resort, Anna Maria Beach Place, Castnetter Resort, Beach House Resort and Alamanda Villas. This will bring to total number of units in the IVP network to 67. IVP also manages over 240 conventional vacation rentals on the island.
All of the 16 units at Siam Garden Resort will be legally privatized in the same manner as a condominium conversion but the use of the units must stay as vacation accommodations. Island Vacation Properties will be the exclusive sales agency for the units. There are 14 one-bedroom, one-bathroom suites, one two-bedroom, one-bathroom suite and a studio suite. All suites are imaginatively designed with an Indonesian theme and have been immaculately maintained. The grounds were painstakingly developed and designed by the Kent and Pa Davis over several years and the property was the star of this year’s Island Garden Tour. Most units have private garden patios. The heated, free-form swimming pool is one of the largest on the island.
A sample unit would be a 440 square foot, one-bedroom, one bath suite with private garden patio which will generate about $30,000. in gross rental income. The list price is $350,000. making it one of the best investments on the island in terms of the ratio of purchase price vs. income.
