Anna Maria Island Property Sales Report June 2005
If “up” was the operative word for property sales on Anna Maria Island in April 2005, “$1 million+” took that honor in May ‘05.
* Of the 84 residential properties listed for sale as of June 13 ‘05, 33 were on the market for $1 million or more, pushing the average listing price to $1,084,055.94.
* Condos are on the same fast track, with the average listing price for the 96 condos currently on the market only a shade under those of single family residences–$1,045,121.88
* The five lots currently on the market have an average sale price of $1,189,360.
* The 15 commercial properties currently listed for sale have an average asking price of $2,948,893.33
* Only the duplex/triplex category is currently under the $1 million mark in average asking price (and not by much), $942,773.91.
While asking prices soar, sales prices are also rising dramatically. One indicator is the 18 single family residences sold between May 1-31 ‘05, with the average sales price being $798,111. In April 2005, the average sale price of a single family residence was $733,994.74.
A year earlier (May 2004) an identical number of SFRs sold (18) fetched an average sales price of $609,005.56. Three of the residences sold last year went for over $1 million, with the high $1,630,000. at 101 Sunset Lane, Anna Maria. This year, three single family residences went for $1 million or more, including two at $1.6+ million and one at $1.4 million.
The least expensive single family residence sold in May ‘05 on Anna Maria Island was $290,000. for the #4 unit at 4004 6th Ave. North in Holmes Beach. A year earlier, two properties sold for under $200,000 and a third for $252,500.
Twenty one condominiums were sold on Anna Maria Island in May ‘05 versus 22 in May ‘04. The total dollar value of these sales amounted to $11.1 million. Average sale price was $528,987, with the average condo on the market for 87 days prior to sale.
`While more condos were sold in May ‘05 (21) than in April ‘05 (18), the average sale price was down, from $692,492.86 to the previously mentioned $528,987. Many of the condos sold last month were in older buildings offering few amenities, which could explain in downturn.
In May 2004, the average listing price for the 22 condos sold was $407,863.64, with the average sale price $380,068.18. None of the condos sold in May ‘04 went for $1 million or higher, with the highest (3708 Gulf Drive #6, Holmes Beach) fetching $980,000.
Six duplexes sold in May 2005, with the average listing price $993,833.17 and the average sale price $902,833.33. Price per square foot this year was $474.84 versus $295.74 in May ‘04, when four duplexes were sold at an average listing price of $462,175. and an average sale price of $447,500.
Five lots were sold in May 2005, with the average listing price $1,259,600. and the average sale price $958,000. Lot prices showed tremendous variation, with the two most expensive–both in Wells Bay Harbor in Anna Maria–going for $1,775,000 each (830 South Bay Blvd. and 834 South Bay Blvd.).There were no commercial property sales in May ‘05.
