"Up" was the operative word for property sales activity on Anna Maria Island in April 2005, with the number of sales in key categories up along with the average sales price and the price per square foot.

A total of 48 properties were sold in April ‘05, including 19 single family residences, 14 condos, nine duplexes/triplexes, four commercial properties and two lots.

In the single family residential category, there were 19 sales vs. 17 in April 2004. Average sales price this year was $733,994.74 ($523.57 per square foot) versus an average sales price of $621,235.289 ($341.11 per square foot) in April 2004.

While sales were up versus April 2004, the month as a whole was not as strong as March 2005, when 21 single family residences were sold at an average sales price of $745,000. ($428. per square foot).

Fewer condos (14) were sold in April 2005 than in the same month in 2004 (18) but the average price skyrocketed to $692,492.86 ($483.17) this April versus $520,272.22 ($346.03 per square foot) in April 2004. Of the 14 condos sold this April, three went for over $1.5 million, including 6426 Gulf Drive #9, Holmes Beach ($1,625,000.); 6420 Gulf Drive #3, Holmes Beach ($1,560,000.); and 6422 Gulf Drive #5, Holmes Beach ($1,525,000.).

In April 2004, two of the 18 condos sold went for over $1.5 million, including 1900 North Gulf Drive #7 and #9, Bradenton Beach ($1,720,000) and 6424 Gulf Drive #7, Holmes Beach ($1,575,000.).

Nine duplexes were sold in April 2005 versus 11 in April 2004, with the average sale price this year $692,444.44 ($311.52 per square foot) versus $410,363.94 ($263.37) in April 2004.

While there were no commercial sales in April ‘04, four commercial properties closed in April 2005, with the four sales totaling just over $7 million. Average sale price was $1,763,725. ($314.86 per square foot). Commercial sales were led by the Anna Maria Island Beach Resort property at 105 39th St., Holmes Beach, which was sold by Brenda Boyd May on behalf of the Boyd Family Limited Partnership to a group headed by Gary Schmeichel and Marvin Slovacek for $4 million. Two lots closed in April 2005, with 211 Gladiolus St., Anna Maria going for $549,000 and 400 21st Place, Bradenton Beach, selling for $475,000. Average sale price this year was $512,000.) versus $427,500. in April 2004, when there were also two lot sales: 512 Kumquat Drive, Anna Maria ($555,000.) and 401 39th St., Holmes Beach ($300,000.).
