Sales of single family residences and condos on Anna Maria Island exploded in first quarter 2005 and March 2005 compared to year earlier figures, AMIPSR has learned. A sidebar of this explosion is the dramatic increasein the price per square foot buyers are getting for their properties.

In the first quarter of 2005, 43 single family residences were sold. The average sale price was just under $700,000 ($690,698) which equates to $460. per square foot.

In the first three months of 2004 a total of 31 single family residences were sold on Anna Maria Island. Average price was $552,545. with the average price per square foot $319.65.

Condo sales also spiked in the first quarter of 2005, when 41 condos were sold versus 31 in the year earlier first quarter. In the first quarter of 2005, average sales price was $532,341. ($530.62 per square foot) compared with $355,300 in the first quarter of 2004 ($317. per square foot).

In the first three months of 2005, eight duplexes were sold at an average sale price of $577,437.50 ($298.96 per square foot). In first quarter 2004, ten duplexes were sold with the average sale price $402,050. ($256.31 per square foot).

Three lots were sold in first quarter 2005 with the average sale price $495,000. Seven lots were sold in the first quarter of 2004, at an average sale price of $479,266. But those figures tell only part of the story, with 11 lots currently active listings at an average price of $1,128,345. Four of the 11 active listings are priced at $2 million or higher, with lots at 749 North Shore Drive, Anna Maria and 615 Key Royale Drive, Holmes Beach on the market for $2 million each and lots at 830 and 834 South Bay Blvd., Anna Maria listed for $2.5 million each.

There was one commercial sale on Anna Maria Island in the first quarter of 2005, with the property at 2219 Gulf Drive in Bradenton Beach fetching $2,137,500. ($385.43 per square foot). Two commercial properties were sold in first quarter 2004, with the average sale price $1,511,500. ($317.66 per square foot).

March Was A Dynamite Month For Real Estate Sales On Anna Maria Island

March was a dynamite month for real estate sales on Anna Maria Island, with 21 single family residences sold. Average sale price was $745,000 or $428. per square foot. In March ‘04, just five single family residences were sold on AMI, with the average sales price $641,600 ($348.58 per square foot).

In March 2005, condo sales also tripled over the previous year, rising to 23 from eight in March ‘04. Average condo sales price this March was $745,000 ($428. per square foot) versus $299,500 ($313. per square foot in March ‘04).

Also in March 2005, four duplexes were sold, at an average price of $614,875. ($311.81 per square foot). In March ‘04, two duplexes were sold, with the average sale price $462,500.

Two lots were sold in March ‘05, with the average sale price $495,000. This is a dramatic increase in price over the average sale price $241,666.67 for the three lots sold in March 2004. .

There were no commercial sales in either March ‘04 or March ‘05.

The spike in activity in March is somewhat unusual, in that most real estate professionals believe April and May will be the big months for real estate transactions. This year’s activity suggests that owners may be anxious to cash out because of concerns about rising interest rates. For the same reason, buyers seem more anxious to invest before interest rates get any higher. Whatever the reason, this year’s first quarter and March activity suggests that the current boom market is well and alive.

251 Active Listings On Anna Maria Island

As of March 31, 2005, there were 251 active listings on Anna Maria Island. The breakdown includes 94 single family residences, 103 condos, 31 duplexes, 11 lots and 12 commercial properties. Inventory is down from a month earlier when a total of 272 properties were available. The apparent trade is, there are more buyers buying than new sellers selling.

The average listing price of a single family residence on AMI is approaching $1 million, with the current average $918,675. ($526.92 per square foot).

The average current listing price of a condo is $897,341. ($583.07 per square foot).

The average current listing price of a duplex is $836,874. ($405.24 per square foot).

As noted earlier, the average current listing price of a lot on AMI is $1,128.345.

For the 12 active commercial property listings, the average price is $1,447,125. ($526.95 per square foot).

Pending sales numbered 97 as of March 31 ‘05, including 38 single family residences, 42 condos, 11 duplexes, three lots and three commercial properties. There were 103 pending sales a month ago.

The average listing price of a home on Anna Maria Island in March 2005 was $793,042. ($497. per square foot).

The average listing price of a condo on the island was almost as high, $768,117. ($510. per square foot).

The average listing price of a duplex in March ‘05 was $920,345. ($419. per square foot).

The average listing price of a lot was $566,833. while the average listing price of a commercial property was $2,284,967. ($314.86 per square foot). The three pending sales are at 412 Pine Ave., Anna Maria ($1.9 million); 105 39th St. ($4.3 million); and 200 North Bay Drive #1, Bradenton Beach ($654,900).
