Anna Maria Island Property Sales Report March 2005
In February ‘05, one condo (3302 Gulf Drive #201, Holmes Beach) sold for $1,635,000. Without that sale in the month’s equation, the average sale price for the other nine condos sold was $515,000. In comparison, the average condo sales price in January ‘05, a month that did not have any sales of $1 million or higher, was quite similar, $529,615.
Price per square foot of condos sold in February 2005 was $528.65 vs. $347.53 per square foot in February 2004.
February 2005 also saw the sale of 11 single family residences, ranging in price from $425,000 (206 83rd St., Holmes Beach) to $1,360,000 (643 Key Royale Drive, Holmes Beach); the average sales price was $662,681.82. The average single family residence sale thus was 26.5% higher in February 2005 than in February 2004. Year earlier sales results in February saw ten single family residences sold, with the average sales price $522,890.
Price per square foot of single family residences sold in February 2005 was $423.48 vs. $360.16 a year earlier.
The average sales price of duplexes on Anna Maria Island rose dramatically between February 2004 and February 2005. Three duplexes were sold in February 2005, with the average sale price $514,166.67. In February 2004, four duplexes were sold, with the average sales price $384,750.
There was one commercial sale in February 2005, with the property at 2219 Gulf Drive in Bradenton Beach both listing and selling for $775,000.
No lots were sold in February 2005.
There were no lots or commercial sales in February 2004.
Pending Sales
As of March 1, 2005, there were 103 pending sales on Anna Maria Island, up ten from the number of sale spending at the start of February ‘05. The latest list included 44 single family residences with an average listing price of $831,931.82; 46 condominiums, average listing price $725,400.; 11 duplexes, average listing price $954,800.; three lots, average listing price $541,333.33; and three commercial properties, average listing price $2,284,966.67.
Total Listings
There were a total of 272 listings on Anna Maria Island at the start of March ‘05, about the same as a month earlier, when 278 properties were available. The listings include 99 single family residences, 115 condos, 35 duplexes, 11, lots and 12 commercial properties.
