Total property sales on Anna Maria Island in August 2004 were $19,206,900, off 18% from July ’04 but higher (+16%) than the $16.5 million generated in August 2003.

Fewer single family residences (15 versus 19) and condos (seven compared with 13) were sold on Anna Maria Island in August 2004 compared with August 2003 but the average sale price rose dramatically (+35%) from $515,870 to $696,200 for single family residences and in low double digits (+13%) from $274,384 to $310,700 for condos.

The 15 single family residences sold in August 2004, led by 105 Maple Avenue, Anna Maria, at $1,500,000, generated $10,473,000.

Although more homes were sold in August 2003 (19) versus August 2004 (15), single family residences sold in August 2003 generated just $9,498,900 in sales, 11.6% lower than in the same month in 2004. There were no sales over $1 million this August, with the highest single family residence sale (8021 Marina Drive, Holmes Beach) coming in at $950,000.

The higher average price of a condo in August 2004 could not make up for the significantly lower number of sales, with the seven condos sold in August ’04 generating just $2,179,900 versus the $3,567,000 generated by the 13 condos sold in August ’03.

Nine duplexes were sold in August 2004, with the average sale price $668,222. In August 2003, six duplexes were sold at an average price of $574,330.

Dollar sales from duplexes almost doubled in August 2004 over 2003, with August ’04 bringing in $6,014,000 in sales versus $3,447,100 a year earlier. Of the nine duplexes sold in August 2004, one went for $1,615,000 and the others ranged in price from $315,000 to $765,000.

There was one commercial sale on AMI in August, the Beach Style Boutique at 10010 Gulf Drive in Anna Maria; selling price of the property, zoned C1, was $540,000.

Charley, Frances and Ivan Challenge Property Sales

Hurricane Charley, which made landfall in Southwest Florida on Aug. 13, could have had an impact on August property sale closings since insurers cannot write policies when storms are “in the box” (in the region)

In a similar fashion, Hurricane Frances, a Labor Day weekend phenomenon, and Hurricane Ivan, which bypassed Anna Maria Island but caused dislocation because of fears that it was headed in this area, could have an impact on September sale closings.

In all, the Anna Maria Island market has been subjected to fallout from three major hurricanes in a month-long period.

Available Property Inventory Remain About The Same

The inventory of properties currently for sale on Anna Maria Island has remained relatively the same for the last three months, including 169 currently, 170 at the start of August and 172 at the beginning of July. The most recent breakdown is 73 single family residential listings, 77 condo listings and 19 duplex and triplex listings.

It’s The Year of the $2 Million Listing

Listings topping the $1 million mark in asking price are now a common sight, including 21 single family residences; 28 condos; and four duplexes.

A new wrinkle is listings at $2 million and higher.

Currently, one duplex is priced at $2,450,000 (2500 North Gulf Drive, Bradenton Beach).

One condo is at $2 million (2510 Gulf Drive #106, Bradenton Beach), currently a vacant lot where Rosa del Mar is to be built.

Five single family residential properties are listed at over $2 million each, including three units at the Villa Rosa priced at $2.5 million each; 538 68th Street in Holmes Beach, $2,349,999; and 2318 Gulf Drive, Bradenton Beach, $3,000,000 (actually the AG Casa Marina resort, a commercial property).
