Total property sales on Anna Maria Island in July 2004 nearly doubled over comparable sales in July 2003, with $22,644,000 in sales recorded last month versus $12,199,000 in July ’03, according to Manatee Association of Realtors figures.

The year-to-year sales pattern is similar to those outlined in Issue #3 of AMIPSR, which reported that the dollar amount of property sales on Anna Maria Island in June 2004 almost doubled (+98%) over the amount generated in June 2003.

While total July 2004 sales were lower than the record-breaking level set in June ’04, the difference is attributable to the fact that no commercial sales were recorded last month. Without the $5,790,000 million in commercial sales recorded in June ’04, sales of single family residences, condos and duplexes were actually higher in July ($22,644,000) vs. June ($22,124,000).

The inventory of properties currently for sale remains close to the same number reported last month, with 170 properties available currently versus 172 at the start of July. A key difference is the decrease in available single family homes from 84 to 73 and the increase in number of available condos from 66 to 73. There were 24 duplexes on the market at the start of August versus 22 at the beginning of July.

SINGLE FAMILY HOMES

The value of single family home sales almost doubled between July 2003 and July 2004 as did the number of residences sold. The sale of 22 single family residences in July 2004 totaled $14,354,000, with the average sale price $652,455.

In July 2003, the sale of 13 AMI residences totaled $7,421,000, with the average sale price $570,846.

Two single family homes sold for over $1 million, led by 807 North Shore Drive at $1,425,000 and 506 South Bay Blvd. at $1,100,000.

Two other single family homes were close to the $1 million mark, including 105 79th Street, $976,000 and 502 77th St., $965,000.

DUPLEXES

The number of duplexes sold in July 2004 doubled the number which changed hands in July 2003 with the total value of ’04 sales nearly tripling the ’03 figure. Six sales in July ’04 totaled $3,946,000, an average of $657,666. In July 2003, the sale of three duplexes generated $1,178,000, an average of $392,666.

CONDOS

Eight condos were sold in July 2004, the same number that changed hands in July 2003. The July ’04 figure is much less than the number of condos sold the two previous months, including 14 in June and 19 in May. The sale of eight condos in July ’04 totaled $4,344,000, an average of $543,000. In July 2003, the eight condos that sold generated $3,600,000, an average of $450,000.

The most expensive condo sold in July ’04, located at 6404 Gulf Drive #4, went for $1,490,000. High condo sale in July ’03 was $1,100,000 for unit #1 at 4701 3rd Avenue.

COMMERCIAL SALES

There were no commercial sales on Anna Maria Island in July 2004.
