Anna Maria Island Property Sales Report June 2004
The big story in island real estate sales in May 2004 was an explosion in the market for condominiums, with closings on 19 condos generating $7,390,000 in sales. In comparison, May 2003 saw the sale of 11 condos for a total of $3,481,000.
The more than doubling of condo sales revenue this year was fueled by the sale of eight condos at The Alamanda Villa, 102 39th Street, Holmes Beach. Negotiated by Barry Gould and Ted Schlegel of Island Vacation Properties, these eight sales produced $2.6 million in revenue for Alamanda owners Gregg and Truusje Mitchell. That $2.6 million represents 35% of all of the condos sold on Anna Maria Island in May 2004.
May 2004 also was the year of the $1 million+ condo. While the highest sale in May 2003 was $975,000 for a property at 720 Key Royale Drive in the North Point Harbour subdivision, May 2004 saw three sales that exceeded $1 million. These elite properties were led by 101 Sunset Lane, which brought $1,630,000; 402 South Bay Blvd. in Wells Bay Harbour, $1,250,000; and 542 67th St., Bay Palms, which fetched $1,070,000.

Take a quick look at single family residence sales in May 2003 and May 2004 and you’ll see a similarity–14 residences were sold in May 2004, close to the 13 that closed in May 2003.
That’s where the similarity ends, however, since the 13 sales consummated this year generated $9,108,600 versus $7,196,700 in May 2003, an increase of 26% in total revenue generated.

In both May 2004 and May 2003, four duplexes were sold. Spurred by an $865,000 sale at 214 Fir Ave. in 2003, the four sales totaled $1,851,000. May 2004 duplex sales, led by a $650,000 closing at 108 77th St., Holmes Beach, came to $1,790.000.
